This UAT release adds a one-click Investigate launch button to the CMS menu, tightens Rent Schedule field validation to a strict Yes/No selection, and removes the inactive "All Products" service ID from Administrative Product Maintenance.

March 2026 ZIP Code, County, and City Data Refresh for CMS.net

Starting with the March 14, 2026 production release, Cotality is reinstating monthly ZIP code, county, and city data updates for CMS.net, including the addition of ZIP 96508 and the removal of three retired ZIP codes. Changes are already available in UAT for validation.

Disaster Recovery Exercise Complete: CMS Ecosystem Returns to Production

The Collateral Management System ecosystem has successfully returned to production and resumed normal operations, completing the disaster recovery exercise. Cotality also acknowledged a third-party notification system malfunction that delayed status updates throughout the day.

Disaster Recovery Exercise Extended Due to Storage Hardware Vendor Escalation

The scheduled CMS Ecosystem disaster recovery test was extended after a technical issue during data synchronization back to production required escalation to the storage hardware vendor, pushing the expected completion time to approximately 7:15 PM. A separate notification-tool failure delayed status updates during the extension.

February 10 Production Maintenance: Full Downtime for CMS.net, Appraisal Scope, and Mercury Network

Cotality performed scheduled maintenance on February 10, 2026 from 9:00 PM to 12:00 AM CST, causing complete downtime across CMS.net, Appraisal Scope, CMS Stand-Alone Instances, and Mercury Network, including FileVault V2, Collateral Workflow, ENV Service, and Fee Worksheet Service.

AppraisalPort Help Tool, Legacy Form Indicators, and On Hold Request Validation Updates

This UAT release adds a Legacy Form indicator and new AppraisalPort help documentation, fixes Sub-loan Type publishing for UAD 3.6 orders, and tightens On Hold request validation. It also flags upcoming provider-paid transaction fee and billing changes effective April 1, 2026.

EPC Findings Toggle, UAD 3.6 Review Sampling, and Terminal Status API Updates (UAT)

This UAT release adds an EPC Findings toggle, extends Review Sampling and several other enhancements to UAD 3.6 orders, and enables terminal-status escalation via API. It also resolves seven issues affecting GAAR Viewer rendering, Order Summary visibility, Rent Schedule saves, and order update notifications.

Monthly ZIP Code, County, and City Data Updates Resume

Cotality is reestablishing monthly ZIP code, county, and city data updates, adding 57 new ZIP codes and retiring 196 obsolete ones through December 2025. The update is available now on UAT ahead of a March 14, 2026 production deployment.
