Platform enhancements
Enhanced document delivery tracking [CLCTUTD-21724]
Lenders can now see each step of the electronic document delivery process in more detail, which supports appraisal delivery compliance and auditing. CMS records when a recipient accepts electronic delivery, answers the security question, and opens delivered files. Users can also review the full delivery history for each recipient in CMS.net.
New electronic delivery statuses
Electronic Delivery Accepted: CMS records this status when a recipient gives e-consent, so consent now shows up separately from delivery and viewing
Security Questions Answered: CMS records this status when a recipient answers the security prompt for an electronic delivery
Documents Delivered status renamed to Documents Accessed
The Documents Delivered status is now called Documents Accessed. The new name better describes this step, because it shows that a recipient opened a file, not just that the file was delivered
CMS now applies Documents Accessed when a recipient opens a delivered file, not when they first reach the file list
Delivery history in the Document Delivery status pad
Users can see the full status history for a document delivery, not just its current status
The history includes earlier deliveries to the same recipient on an order, even after a new file starts another automated delivery
Improved status accuracy
CMS uses a unique delivery identifier to match each status update to the exact delivery record, instead of relying on the recipient's email address
Status updates no longer get applied to the wrong delivery when one email address receives more than one delivery on an order
Announcement enhancements [CLCTUTD-24920]
To ensure important updates and notices are immediately visible, the CMS home page now displays active announcements in an expanded view by default upon page load. Users can quickly review critical communications without needing to manually expand the section.
Active announcements automatically display in an expanded state upon loading the CMS home page
Users retain full control to collapse or expand the section and select individual announcements to view details
A red alert indicator appears next to the Announcements header to highlight active notices
Announcement headers feature an updated 12 pt font size for enhanced legibility
Standard display behavior is preserved when no active announcements are present
Improved formatting and resolved an issue where unintended characters and symbols would appear in published announcements.
FHA case numbers with ADP codes now formatted automatically from Encompass [CLCTUTD-25304]
Lenders who order appraisals through the CMS order form inside Encompass no longer have to remove the three-digit Automated Data Processing (ADP) code from Federal Housing Administration (FHA) case numbers by hand. Before this change, a case number that included the ADP code caused a validation error and users had to delete the suffix before they could submit the order. Now the ADP code is dropped during this formatting, and CMS stores the case number in the 10-digit format
Platform enhancements only visible with UAD 3.6 enabled
Collateral Investigate status mapping for unused reconciliation appraisals [APPMOD-12410]
Administrators can now apply Collateral Investigate status mapping rules to unused appraisals in a reconciliation.
Collateral Investigate hold reasons and supporting files [APPMOD-12632]
We fixed an issue where certain hold requests from Collateral Investigate were not processed correctly in CMS. CMS now correctly processes hold reasons from Collateral Investigate and receives supporting files with hold updates.
Security improvements
We are continuing regular maintenance activities to support system security, protect user data, and ensure reliable performance.
Issue resolutions
Enhanced PDF viewing experience [CLCTUTD 25353]
We have made updates to improve the PDF viewing experience. This enhancement enables in-application PDF viewing within CMS while maintaining existing security protections.
Updated engagement letter instructions logic [APPMOD-12441]
We resolved an issue within our Engagement Letter (EGL) evaluation logic to ensure instructions only display on order EGLs when all of your selected configuration criteria are met holistically. Please Note: Correcting this logic means that some of your EGL configurations will begin executing exactly as designed. While this guarantees the intended and correct behavior, you may notice different instruction outcomes on your orders compared to recent past orders if your configurations were previously behaving incorrectly.
Reliable consecutive file uploads [APPMOD-12471]
We fixed an issue where, when multiple files were uploaded in succession, users received an error and future file uploads were blocked. Users can upload files in quick succession without blocking subsequent upload.
AppraisalPort
AppraisalPort: Accurate form badges for Office Managers [APPMOD-12578]
We fixed an issue where AppraisalPort Office Managers were seeing incorrect Legacy Form badges on UAD 3.6 orders. AppraisalPort Office Managers will now see the correct Legacy Form badges on UAD 3.6 orders without needing to open each order to refresh the display.
AppraisalPort messages with no subject line [APPMOD-12635]
We fixed an issue where messages from AppraisalPort without a subject line were not being sent to Collateral Investigate. CMS now adds “Subject Not Provided” to messages sent to Collateral Investigate without a subject so they send successfully.
