Reconsideration of Value (ROV)
The release introduces comprehensive Reconsideration of Value (ROV) capabilities aligned with Fannie Mae guidelines. ROV allows lenders and borrowers to request appraisal reviews when there is evidence to suggest that an appraisal's value is inaccurate.
Key ROV Capabilities:
Automatic ROV Disclosure delivery to borrowers (electronic or hard copy)
Initiation and management of ROV requests to appraisers
Optional lender review process via the CMS API before sending to appraisers
Ability to cancel ROV requests
API-based ROV request creation and cancellation
ROV information delivery through the AppraisalPort UI and API
ROV Draft Date tracking, separate from original appraisal dates
The ROV workflow helps address overpaying for a property, overestimating collateral for a loan, or miscalculating loan-to-value (LTV) ratios, supporting fair lending practices.
Upcoming Enhancement: Making ROV Due Date required and visible to appraisers.
API Integration Note: Integrated providers will not receive ROV data until February 17, 2025.
Platform Updates
OAuth for TitlePort/LVIS Integration: Transition from Basic Auth to OAuth 2.0 required for LVIS and TitlePort integration.
GAARViewer Fix: Updated "Allow Non-Critical Image Analytics Rules" to eliminate the Disposition requirement.
Issue Resolutions
HTML Tag Encoding in Ports UI/API: Resolved improper HTML encoding preventing XSS vulnerabilities and display issues in messages.
DSS Request Retry Logic: Implemented a retry mechanism for failed DSS requests to prevent orders from remaining stuck in "Waiting for Decision" status.
Provider Assignment Status Handling: Fixed application errors when processing the "BankAcceptProvider" touchpoint across different order statuses.
Payout Handler HTTP Failure Retry: Added retry logic for Stripe payouts during transient network failures.
Duplicate Payment Notifications: Eliminated multiple payment notification emails by filtering null/empty email addresses and optimizing query indexing.
PDFScan Process Delays: Introduced a monitoring mechanism with automatic retry to prevent orders from stalling in "Draft Received From Provider" status.
Disaster Inspection Form Support: Added the form to the Env Service 2.0 supported list for proper PDF/ENV file generation with images.
Disaster Inspection Signature Visibility: Increased signature field size in the form template for improved readability in PDFs.
Service Provider License Log Accuracy: Corrected user name display in the Service Provider Log during license updates.
Primary Borrower Removal Prevention: Prevented workflow disruption by ensuring at least one primary contact remains to maintain proper payment status.
